Cat flaps

We need to replace our cat flap with one which is somehow keyed to our cats, as we've had a couple of instances recently of another cat coming in and annoying our cats -- we're not best pleased with having to clean up the resulting mess.

The options seem to be: (a) magnetic, (b) infrared. Does anyone have any opinions on how well either type works? (We're probably looking at a Staywell flap because that's what we have now and hopefully it will mean that the replacement is easier to fit.) Opinions also solicited on whether there is an option (c) that I've not found yet.
